The Magic Beach House, which derived its name from Alison Lester’s classic book about a magic beach in Walkerville, truely lives up to its name. Nestled neatly amongst the gnarly tea trees this unique retreat is as comfortable as it is stunning. The tiny home is orientated on the block to capture the sensational views of the Walkerville beach and Wilson’s Prom in the distance.

 
 
 

A concrete-free foundation system was implemented to try to reduce not only the impact of the house on this location but also try to limit the carbon footprint, reduce excavation and create a home that is just as easy to disassemble as it was to assemble, once its lifecycle is complete.

 
 
 
 
 
 

Every element of this house is considered and utilised in a simple and thoughtful way. Extensive lime washed plywood wraps the interior of the home with matching joinery, limiting the use of plasterboard. The living space, kitchen and bathroom are maintained to the ground floor with the ability to bring the outdoors in through double glazed locally made windows and doors. The cosy loft bedroom sits above as a retreat.

 
 
 

We were able to utilise our knowledge of Passivhaus detailing in creating this High Performance Home. The house achieved a blower door test of 0.42 AC/H @ 50 Pa. This is an essential way to verify air tightness in High Performance and Passivhaus construction. This result was a good feat in itself given the overall air volume of this tiny home.
